Terms and conditions

If you have viewed one of our rental properties and wish to be considered for a tenancy, a holding deposit will be required and a non-refundable fee of £100 + VAT will be required in order that we may commission a credit reference check, together with other references.  The credit reference check would normally be through MARAS, a National Company whose response times are generally very good.  If you are using a Guarantor, that Guarantor would also be subject to the same credit reference check.


On being provisionally accepted for a tenancy and processing the application there will be a non-returnable fee of £120 (£100 plus VAT) for an individual applicant or £180 (£150 plus VAT) for two applicants.


We require all tenants to take out contents insurance whether or not a property is furnished.  Before the commencement of tenancy we would wish to see evidence of same.

Health & Safety

All viewings of rental properties and subsequent occupation, if taken up, are undertaken at your own risk.

Whilst we will do all we can to assist in matters relating to a Tenancy, tenants must understand that Morris Bricknell act on behalf of the Landlord, and it is to the Landlord that we are professionally responsible.

Notice Periods

If after the initial period of the Assured Shorthold Tenancy, the Landlord wishes to give notice, we would give you the Tenant a minimum of 2 months notice from the next rent day.

Should you the Tenant wish to terminate your occupation, please let us know as soon as possible, but with a minimum period of 1 month from the next rent day.
